FAQ

  • How much extra fees and VAT needs to be added to the sales price?

    You have to add approximately 12 – 13 % of extra costs to the sales price.

    The VAT is 10% and rest is for notary fees, land registration, water and electrical connections and legal assistants (Solicitor).

  • What is the form of payment?

    • 3.000 € including VAT as reservation payment
    • 10% plus VAT when signing the purchase contract
    • 10% plus VAT 4 months after signing the purchase contract
    • 10% plus VAT 6 months after signing the purchase contract
    • 20% plus VAT 8 months after signing the purchase contract

    The payment form can be modified depending on the construction status and the completion date.

  • Can you arrange a mortgage for us?

    We can of course assist you in obtaining a mortgage for your property in Spain. We collaborate with several banks and mortgage brokers to find the best offer for you.

    Please be aware that a mortgage can only be solicited once the property is fully completed and you have provided us with the necessary financial documentation required by the bank.

    Keep in mind as a non-resident in Spain the maximum amount of mortgage you can obtain is approximately 60 % of the sale price excluding the VAT and the purchase fees.

  • How can I reserve a property?

    Once you have chosen the right Villa for you, you can reserve it with a deposit of 3.000 €. This deposit payment can be made by credit card, bank transfer and in cash as well.

    Once you have signed the reservation agreement and we have received the deposit, the property will be taken off the market. Proceedings will then begin in order to prepare the purchase contract that will be signed 30 days after the reservation.

  • Why do I need legal assistants in Spain and can you provide one?

    As a non-resident, you will need an address in Spain for legal notifications in order to sign the purchase contract.

    For your peace of mind, we recommend the use of legal assistants from the beginning of the purchase process.

    It is obligatory to assign in the title deeds a fiscal representative and you need a translator to accompany you to the public notary.

    Revision of the contract, legal notifications address, fiscal representative, translator and handling of the title deeds will be done by your legal assistant.

    We can recommend several legal advisors and solicitors, who speak your language and are specialized in property law and assisting international clients.

  • When can I move into my home?

    The completion date for a Quesada Villa will be 12 months from signing the contract and reception of the first payment.

    However, we are always on time and our goal is to hand over your new home if possible one or two months earlier as stipulated in the contract.

  • Is it possible to move into a fully furnished and ready-to-enjoy property?

    Our Activa Plus department offers the possibility to have your new home completely furnished and ready-to-enjoy by completion. We will provide you with a wide variety of options to customize the property completely to your taste and requirements.

  • How can I follow up the development of the building status?

    On our Facebook page we will publish pictures regularly for our clients to follow the progress of their new home.

    Our Activa Plus department will contact you after the signing of the purchase contract in order to assist in case you wish to upgrade your new home with additional features or furnishings.

    Before completion and signing of the title deeds, you will of course be invited to inspect your new home to make sure that you are satisfied with the building before the final handing over.

  • Do you offer Pool Cleaning and Maintenance Service?

    Our Activa Home Service offers a maintenance package which includes pool cleaning, garden revision, key management and post collection.

    On demand, we offer the following services: cleaning service, garden, air condition maintenance. Please contact us if you have any special requirements.

  • What yearly costs are incurred having a property in Spain?

    Owning a property in Spain, you have to keep in mind the following yearly costs:

    Mandatory:
    • Local tax (IBI) & Refuse collection, approx. 500 € per year
    • Standing charges Electricity, approx. 23 € per month
    • Standing charges Water approx. 10 € per month


    Optional:
    • House insurance, approx. 250 € per year
    • Maintenance Service, 97€ + VAT per month
